For 5thGEN sellers

Hand over the keys, and the know-how that goes with them.

You know which valve shuts off the sprinklers, where the furnace filter goes, and how the doorbell camera pairs. Share those how-tos once here, and we'll turn them into a polished Home Notes letter for your buyers.

Start my Home Notes About 10–15 minutes. Skip anything that doesn't apply.

How it works

Home Notes is part of the 5thGEN Max Value Selling System. It's a small touch that helps your buyers settle in, and it means fewer "how does this work?" questions after closing.

1

You share the details

Smart devices, shutoffs, sprinklers, warranties, trusted pros and the little quirks only you know.

2

We write the letter

Kasey and Allison turn your answers into a clear, branded letter, with official how-to links for each system.

3

You approve, we deliver

Nothing goes out until you've reviewed it. Then it goes to your buyers through their broker.

What your buyers receive

A friendly letter from you, prepared on 5thGEN letterhead, that covers:

  • Smart-home devices and how account handoffs will work
  • Where the water, gas and sprinkler shutoffs are, and how to use them
  • Furnace, AC and water heater basics, including the filter size
  • Warranty summaries, with the original documents attached
  • Trash day, HOA basics and your favorite local spots

Home Notes is a how-to guide, not a disclosure. Your Seller's Property Disclosure and the purchase contract stay the official record, and we check your notes against them before anything goes out.

Welcome home

Courtesy Home Notes from the sellers

Shutoffs

  • Main water shutoff: basement, north wall, behind the laundry sink.
  • Sprinkler shutoff: as you face the house, the valve box left of the front walk. It takes only a quarter turn, so please turn it gently.

Systems

  • Furnace filter: 16 × 25 × 1. We changed it every three months.
  • Thermostat: as a courtesy, we plan to remove it from our account after closing so you can add it to yours.
Sample for illustration only. These notes are a courtesy from the sellers, not a representation or warranty. They don't add to or change the purchase contract, the Seller's Property Disclosure or any other disclosure, and they don't replace inspections.

Your Home Notes

Five short steps. Only your name, email and address are required, so share what you know firsthand and skip the rest. Please don't enter passwords, alarm or door codes, or account logins. We'll arrange those privately with you near closing.

Step 1 of 5
You and your home

So we can match your notes to your listing.

Smart home and sprinklers

How the connected devices and the irrigation work. What conveys with the home is set by your purchase contract, not these notes, so list only devices included in the sale and we'll double-check against the contract.

Connected devices included in the sale

Your letter describes any handoff as a courtesy, not a term of your contract.

Sprinklers and irrigation
Shutoffs, systems and warranties

Describe locations as if you're standing somewhere specific, e.g. "basement, north wall, behind the laundry sink." Stick to where things are and how they work. If something isn't working right or has needed repairs, leave it out here and tell us directly, because it may belong on your Seller's Property Disclosure.

Warranties
Local pros and living here

The everyday knowledge that makes a house feel like home.

Fixtures and included items are set by your purchase contract. These notes only mention leftovers like paint and manuals.

Please keep this to places and amenities. Fair housing rules mean we can't describe neighbors or who lives in the area, schools, safety or crime, or places of worship.

Home Notes are for helpful how-to details. Anything that doesn't work right, has needed repairs, or is a known issue belongs on your Seller's Property Disclosure, not here, so please talk with us about it directly.

Anything else, then send

Last step. Add anything we missed, then read and check the two required acknowledgments below.

Thank you, we've got your Home Notes.

Kasey and Allison will check your answers against your disclosure and contract, turn them into a polished letter for your buyers, and send you a draft to review. Nothing goes to anyone until you approve it.

If you have warranty documents or manuals, keep them handy. We'll ask for them when we send your draft.
