Did Denver home prices rise between 2024 and 2026?
Barely. The Denver metro median close price was $602,000 in April 2024 and $605,000 in April 2026, according to DMAR. Your 2025 value was based on the market as of June 30, 2024, and your 2027 value resets to June 30, 2026, so a big jump deserves a closer look.
Condos and townhomes did worse: attached prices have slipped, and Denver condos sit well below their 2022 peak. Condo and townhome owners should check their notice especially carefully.
Market data updated November 2026.
Your tax bill also depends on assessment rates and local mill levies, which are set separately from your value.

June 8, 2027. Notices of Valuation are mailed by May 1, and values are set as of June 30, 2026, which gives you about five weeks to protest.
Confirm the exact dates and study period printed on your own notice. Some counties use 18 months of sales and others use 24.
How do I protest my 2027 property value in my county?
File with your county assessor between May 1 and June 8, 2027. Most metro counties accept protests online, by mail or in person; your Notice of Valuation lists your county's exact options and your account number.

Colorado property tax protest questions
Does this cost anything?
No. There is no fee and no obligation.
Will you file the protest for me?
No. The owner files. We give you the data and walk you through your county's steps, which usually take place online.
Is this an appraisal?
No. It is a broker's comparative market analysis based on MLS sales. It is not an appraisal and is not tax or legal advice.
Why not just use today's sales?
Colorado assessors value homes as of June 30, 2026, using sales from a set study period. Sales outside that window generally carry little weight in a protest.
My value looks fine. Should I still check?
Yes. A wrong square footage, bathroom count or basement finish can cost you for two full tax years, even when the overall value looks close.
What if my protest is denied?
You can appeal to your County Board of Equalization. The deadline is listed on the Notice of Determination your county mails after reviewing your protest.
